Providence
Chinese Laundry Project
The Providence Chinese Laundry is an intricate
renovation project of a small 1850's commercial building located
at the base of Providence's College Hill. The site, formerly used
as a laundry/cleaning facility, has been selected to house Providence's
newest Sushi restuarant. The project consists of selectively demolishing
the existing structure, preserving the structures historically significant
components and outfitting the building for use as a restaurant.
The existing structure will have a two story addition at the back
of the building adding much needed floor space.
Common to structures built in the mid 1800's, the
building had no lower level restricting the restaurant's potential
occupancy. Design engineers have chosen to increase available space
by adding a new room beneath the existing facility. The process
requires the removal of approximately 200 cubic yards of material
beneath the building and subsequent underpinning of the existing
stone foundation. A new concrete foundation will be installed below
the existing stone foundation in conjunction with steel piers. Complicating
the entire procedure is the ever present stream of ground water.
Join our team in the upcoming weeks as we attempt to contain the
flow of ground water and install concrete formwork for cast in place
concrete.
The west elevation will retain its’
existing façade and all architectural components
will be restored to their original grandeur. Brick facing
will be stripped down to a natural finish and subsequently
sealed. All molding and trim will be replaced with their
original design and repainted. At the original store front
entrance, all woodwork will be refinished and new glass
installed.
Construction of a new two story addition
will dramatically change the appearance of the east elevation.
Existing masonry face will be stripped and refinished becoming
part of the inside décor and charm. The new exterior
will be a subtle combination of glass and metal clad panels,
capped with mahogany decking and accessible from a third
floor loft.
The north elevation shows the connection
between the original structure and new addition. The original
building will have the refinished brick façade and
the new structure the subtle combination of glass and metal
clad panels. Striking in their compatibility, old and new
will be joined to form a fabulous present.
